Termite inspections
This is a visual timber pest inspection carried out to Australian Standard AS 4349.3. We go through every room, the roof space, the subfloor and the yard with a moisture meter, a tapping tool and a torch. Houses on stumps around Footscray often have damp subfloors and timber touching soil, which is what termites want. You get a written report with photos, usually by the next working day.
What is included
- Inspection of all accessible rooms, roof space and subfloor
- Fences, sheds, stumps and garden timbers within 30 metres of the house
- Moisture readings at wet areas and along skirting boards
- Written report with photos, to AS 4349.3
- Plain list of what to fix, such as drainage, leaks and stored timber
- A quote for treatment only if live termites or damage are found
How we do it
Book and prepare
We ask you to clear the manhole and the subfloor hatch. Allow 60 to 90 minutes for a standard house.
Inspect top to bottom
Roof space, every room, subfloor, then the yard. Anything we cannot reach is listed in the report as not inspected.
Talk it through
Before we leave we show you what we found on site and what it means, in plain words.
Written report
The report arrives by email with photos, moisture readings and what to do next, in order of urgency.
Signs you need this
- Mud tubes about pencil width running up a stump or brick pier
- Skirting or door frames that sound hollow or papery when tapped
- Paint that bubbles or ripples on timber with no leak nearby
- Small wings left on a windowsill after a warm, humid evening
- No inspection in the last 12 months, or you are about to buy
